General Information Cottages are available from 3:00 p.m. on the day of entry, and must be vacated by 10:00 a.m. on the day of departure. Short breaks may be available during low or mid season - each cottage's summary will let you know if short breaks are available. Please contact us for details and costs of short breaks. All our rents include all heating and electricity charges. Telephones may be charged separately, or a payphone provided. Linen and pets may be charged as extras, and these will be itemised on the booking form. Further information specific to each cottage is provided in the cottage, and written directions are provided with your final balance receipt. Terms and Conditions Now all the legal bits CONTRACT. The Contract for a short term holiday rental shall be made between the Client and the property owner. The Contract will be entered into when Bennett & Baker issues a booking confirmation form and will be subject to all the following booking conditions:-PAYMENT. Unless otherwise stated, a deposit of 33% of the rental fee is payable if the booking is made 12 weeks before the start of the rental. The balance shall be payable 12 weeks before the commencement of the rental. Non-payment of the balance of the rent on or before the due date shall be deemed as a cancellation of the contract by the client. For bookings made less than 12 weeks prior to the commencement of the rental the total amount is payable on making the Booking. For Bookings made less than 2 weeks prior to the commencement of the rental all payments must be made by credit card or cash - no cheques can be accepted. CANCELLATION. Any cancellation made by the client for whatever reason shall be in writing and addressed to Bennett & Baker at the address at the bottom of this page. On receipt of notice of cancellation Bennett & Baker will seek to re-let the property for the period of booking – if Bennett & Baker succeeds in re-letting the property for the whole period it will refund all monies paid less an administration charge of £25 per week booked. If Bennett and Baker only succeeds in re-letting the property for part of the period it shall refund an amount equal to the money paid less (i) the rental for the period which is not re-let and (ii) an administration charge of £25 per week booked. If Bennett & Baker is unable to re-let the property at all then all monies paid by the client shall be forfeited to Bennett & Baker. Bennett & Baker strongly recommends every client to take out Cancellation Insurance. PERIOD OF HIRE. Rentals commence unless otherwise notified at 3:00 p.m. on the day of arrival and terminate at 10:00 a.m. on the day of departure. NUMBER OF PERSONS USING THE PROPERTY. The number of persons occupying the property must NOT exceed the maximum stipulated in this website and identified on the booking form. Bennett & Baker reserves the right to refuse entry to the entire party if this condition is not observed. COMPLAINTS. Should there be cause for complaint during the occupation of the property it must be notified to Bennett & Baker immediately and in the case of serious problems confirmed in writing. BREAKAGE or DAMAGE. The client is legally bound to reimburse Bennett & Baker for replacement, repair or extra cleaning costs on demand. Some properties require a security surety. CARE OF PROPERTY. The client shall take all responsible and proper care of the property. Its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair and condition at the end of the rental period as at the beginning. PETS. Dogs are welcome at some of our properties but must be kept under careful control at all times. Dogs must NOT be allowed on furniture and no other pets are permitted. LIABILITY. Bennett & Baker, its employees and agents shall not be under any liability to the client or any third parties for any loss or damage arising from the breach of contract, negligence, misrepresentation or otherwise. WARRANTIES. Bennett & Baker does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its servants or agents. RIGHT OF ENTRY. Bennett & Baker shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance. CANCELLATION INSURANCE. Cancellation Insurance is advised and Bennett & Baker recommends clients take out cover. All information and statements are made in good faith. However Bennett & Baker does not warrant and is not responsible for the accuracy of any information or statements made by representatives.
